Domestic Electrical Inspection Surveys & Tests

Are your electrical systems safe?
No electrical system can be considered safe for initial use until it has undergone an electrical inspection survey and test and then been certified.

Furthermore, as electrical systems deteriorate with age and use, an established system should always be in place for scheduled periodic inspection.

Chalder Engineering Ltd’s inspection engineers are fully qualified to City and Guilds 2391 standard and the test instruments we use meet all relevant standards (IEC 1010) and are calibrated at regular intervals as per UKAS requirements, thus guaranteeing quality and assurance for all our clients.

Visual Electrical Surveys
A visual electrical survey is used as a means of identifying any damage, deterioration or defects to any installation, together with the general level of compliance with the current national safety standard BS 7671.  However, as this type of inspection does not involve any circuit testing, it cannot alone determine whether the installation is safe for continued use.  For this, a full Periodic Inspection and Test to BS 7671 would be required.

A visual inspection could be used as an interim measure between formal Periodic Inspection and Tests to visually identify any damage or deterioration, such as in rented properties.

Chalder Engineering Ltd would carry out the visual inspection and an NICIEC visual inspection report would then be issued.

Home Buyers (Pre/Post Purchase) Surveys
Chalder Engineering Ltd can provide either a Visual Electrical Survey to check key points or a full Periodic Inspection and Test.  We are happy to advise and discuss your individual requirements.

Periodic Inspection & Testing to BS 7671
Periodic inspection and testing to BS7671 involves a full inspection and test of the fixed wiring installation, complete with a full NICIEC report.

The maximum recommended interval between formal Inspection & Tests on domestic dwellings is 10 years.  However, for some commercial properties, the interval can be less.

Rented property should be tested every time there is a change of tenancy. Please contact us if you are not sure and we can advise you on the recommended intervals for your particular property.

It is not just older installations that need to be regularly checked.  Many properties change owners frequently and may have been subjected to DIY alterations, or work carried out by non-competent persons.  Rented properties in particular can be subjected to such misuse and electrical defects or changes can often go unreported in such circumstances.

Typically, properties that are over 20 years old may have inadequate earthing, bonding or circuit protection.  These, together with the dreaded loose connections, are probably the most common problems that are discovered during inspections.  If they are left unattended they could lead to either fire or electric shock.

Many interested parties are now asking for these reports as a requirement.  These include the following:_

  • Mortgage Lenders
  • Landlords
  • Insurance Companies
  • Surveyors
  • Property sales/purchase
  • Property Letting Agents
